			<content:encoded><![CDATA[<p>A few years ago I started noticing something interesting. I was noticing a lot of mom and pop stores hiring &#8220;Sign Men&#8221; advertising that &#8220;We Buy Gold&#8221;.</p>
<p>You know what I&#8217;m talking about right? Those dudes that stand in the hot ass sun all day holding up a big arrow or sign. It&#8217;s like a bandit sign on steroids. (<em>Tip: These work really well for buying or flipping properties</em>. <em>Just find someone with a lot of energy that will dance in the middle of the street w/ your sign)</em></p>
<p><em> </em>Anyway it was around that time that I started learning more about gold and silver, and I&#8217;ve been buying some ever since.</p>
<p>With the recent price drop around the precious metals over the past  month, many people are wondering if the precious metals bull market is  coming to an end… If they should sell now at a loss before the price  dives even more…</p>

			<content:encoded><![CDATA[<p>This blog post is focused around how to turn your &#8220;non-productive&#8221; time while driving to &#8220;put dollars in your pocket&#8221; time.</p>
<p>Ok so here&#8217;s the deal; Whenever you are in the car driving to wherever you are going, don&#8217;t take the same route you always take. Take the non-scenic route through different neighborhoods, and look for the following:</p>
<p><strong>1. </strong><strong>Vacant distressed properties</strong> (look for all the signs like over grown grass, boarded up windows, letters on door or window, over stuffed mailbox, etc&#8230;)</p>
<p><strong>2. </strong><strong>Rehab crews</strong> working on a property: Find the head contractor or crew chief and give him your business card. Tell him what you do for a living and ask if you can speak to the owner (and/or if he can put you in contact with him). Often times the owner will be an investor.</p>
<p>In addition, get the head contractors contact info as you might be able to use them in the future.</p>
<p><span style="text-decoration: underline;">Key Tip</span><strong>:</strong> Follow-up is critical to your success as a real estate investor. If you are shy or afraid of following up, then you will have a hard time succeeding. Follow up until you get what you are after, or until they tell you to go fly a kite. <img src='http://alex-pardo.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>

<p><strong>3. </strong><strong>For Sale By Owner and For Rent signs </strong>- Always Always Always call these signs and make offers! On the &#8220;<em>For Rent</em>&#8221; signs, ask the owner if he is looking for additional properties to buy. If he/she is, ask to put them on your email list!</p>

<p><strong>BTW</strong> &#8211; Always look in the MLS or public records for all the <em>CASH </em>transactions that have closed in the past 3-6 months, and look for the zip codes that have the most investor activity. These are great neighborhoods to &#8220;Drive for Dollars&#8221; and look for the 3 things I mentioned above.</p>

<p>Well have you ever been hounded by the &#8220;sign police&#8221; for &#8216;illegally&#8217; putting your sign on the sign of the road or intersection? If you or someone on your team (<em>hint hint</em>) has at least put out 20 signs, you have probably received threatening phone calls to take down your signs or risk fines and penalties.</p>
<p>Well here is a unique way to avoid having to deal with the sign police, and still <a href="http://www.reivipinnercircle.com/FindingBuyersCD.htm" target="_blank">attract quality Cash Buyers</a> for your wholesale deals:</p>
<p><strong>***Put Bandit Signs in the Front Yard of Vacant Houses</strong>***</p>
<p>If the owner of the property calls you about the sign, just apologize and tell them you will take it down.</p>
<p>Note: They rarely ever call as they are distressed homes and either they don&#8217;t care, or they are long gone. If they do call, here&#8217;s a good idea: <em>MAKE THEM AN OFFER!</em></p>
<p><em></em>Another tip is to ALWAYS call the # you see on bandit signs, as these can also be quality cash buyers (or sellers)</p>

			<content:encoded><![CDATA[<div>Hey &#8211; It&#8217;s time to set the tone for the upcoming week so I just want to share some REO tips that can help you flip more deals and make more money.</p>
<p>First of all, if you are not flipping REOs you are leaving a ton of money on the table.</p>
<p>It&#8217;s not difficult at all, but like anything else, you need to get educated as to how the game really works.</p>
<p><em>So here are some free tips for ya:</em></div>
<div>
<ul>
<li><strong>Identify who the top REO agents in your market</strong><br />
are and focus on building a long term relationship<br />
with them. Find out how you can add value to their<br />
business (i.e. <em>you will close on their deals</em>), and stay<br />
in contact with them on a weekly basis.</p>
<p>You can do this by gaining access to the MLS and<br />
pulling a search for REO properties sold for cash in<br />
the last 90 days. Then look to see which agents have<br />
closed the most deals.</p>
<p>Then ya just gotta pick up the phone and speak with<br />
confidence. Set up a lunch meeting and begin to<br />
develop that relationship.</p>
<p>Before you know it they will be sending you &#8220;<em>pocket<br />
listings</em>&#8221; &#8211; (deals not on the MLS)</li>
<li>Contact agents who have &#8216;<strong><em>Pending Sales</em>&#8216; greater than<br />
40 days</strong>. Most REOs that sell for cash should close in<br />
30-45 days max, so this could be a good opportunity for<br />
you to step in and close a good deal if the agents buyer<br />
is not able to perform.</li>
<li><strong>Always structure your deals with cash buyers on &#8216;<em>Net&#8217;</em> terms</strong>.
<p>Since banks do not allow you to assign these contracts,<br />
you will need to &#8216;<em>double-close</em>&#8216; these deals. All this means<br />
is that you will first close on the property with the bank<br />
(A to B closing), and then close with your cash buyer that<br />
same day (B to C closing).</p>
<p>Well you can save a lot of money by making sure that you<br />
get your cash buyer to agree (<em>on your addendum</em>) to pay for<br />
both sides of the closing costs.</li>
</ul>

<p>Stop for a second and think about that very simple question. &#8220;How bad do you want to succeed?&#8221;</p>
<p>Do you think you want it? Or do you REALLY want it?</p>
<p>In other words are you willing to sacrifice whatever it takes to get what you want? If the answer to that is &#8216;YES&#8217; than prove it!</p>
<p>Actions speak a lot louder than words mi amigo so when you sweat blood and tears than you know you are well on your way.</p>
<p>I have been training Mixed Martial Arts now for about 6 months and have had the opportunity to work with pro fighters. I can tell you that the ones that succeed and are champions are willing to do whatever it takes to accomplish their goals.</p>
<p>So how does this apply to your life and your real estate investing career? Do you continue to educate yourself and buy every course under the sun, only to find yourself not doing anything with all the knowledge you have accumulated, or are you actually out their doing deals and cashing checks?</p>
<p>If you are not doing deals and making things happen then by now you should know why. <strong>You apparently don&#8217;t want it bad enough! </strong>Watch this video and let it inspire you and move you to greatness.</p>

<p>Of course, it wasn’t always that way. When things first took off for me, one of my significant other’s biggest complaints was that I basically never left the &#8220;office&#8221;. Even when I wasn’t physically there, my mind was on work and I was constantly shuffling papers, taking calls, reviewing deals and looking to grow, grow, grow. And I still feel that passionate about my business today. So what’s different? I learned to manage my time in a way that did not detract from my ability to do high volumes of deals: <a href="http://flipcrushers.com/webinar/register.php" target="_blank">I <strong>automated</strong></a>.</p>
<p>Automation is absolutely critical to your real estate investing success unless you just <em>want</em> to spend every waking moment thinking about real estate investing. And it’s not as hard as you might think. Here are some important things to start doing now in order to take some of the weight off your shoulders in your real estate investing business:</p>
<p><strong>1.    Set up a call-answering service</strong></p>
<p>There are some very simple things that can and should be done to establish whether or not a seller is motivated and the deal fits your criteria. Have an answering service do this pre-screening.</p>
<p><strong>2.    Establish a bird-dog system</strong></p>
<p>Reward the people that bring you deals! Make sure that everyone you know knows that if they bring you a potential deal that results in a successful transaction that you will make sure to compensate them appropriately. The first time this happens and a deal closes, you will have a dedicated deal-finder for life. And they’re essentially “free” because you only pay when you make money.</p>
<p><strong>3.    Put your routine down on paper</strong></p>
<p>Even if you are not yet in a position to hire a virtual assistant (VA), you need to have a manual of operations in place. This will help you and your staff become more efficient. So write down what you do each day, then evaluate it for time-saving opportunities and determine what could potentially be outsourced for a low cost.</p>
<p>As you develop a clearer routine for your business, you will find that many aspects can be automated. In no time, you will be able to enjoy the aspects of real estate you are passionate about without your friends and family feeling as if they have been “deserted.”</p>
<p><strong><span style="text-decoration: underline;">Action Item: Draw Your Day</span></strong></p>
<p>Make a timeline of a typical day. Then, check it against reality to determine how you are really spending your time. Where necessary or appropriate, adjust your behaviors or the time allotted to a specific activity to make your work day more efficient.</p>

<p><em> </em>Truthfully I&#8217;m going because my girlfriend says the little asian women gives banging foot massages and how can I say &#8216;no&#8217; to that?</p>
