Vacant Properties + Bandit Sign = Cash Buyers
Ok so if you are an active real estate investor at some point you have used bandit signs to market for deals and/or buyers right?
Well have you ever been hounded by the “sign police” for ‘illegally’ putting your sign on the sign of the road or intersection? If you or someone on your team (hint hint) has at least put out 20 signs, you have probably received threatening phone calls to take down your signs or risk fines and penalties.
Well here is a unique way to avoid having to deal with the sign police, and still attract quality Cash Buyers for your wholesale deals:
***Put Bandit Signs in the Front Yard of Vacant Houses***
If the owner of the property calls you about the sign, just apologize and tell them you will take it down.
Note: They rarely ever call as they are distressed homes and either they don’t care, or they are long gone. If they do call, here’s a good idea: MAKE THEM AN OFFER!
Another tip is to ALWAYS call the # you see on bandit signs, as these can also be quality cash buyers (or sellers)

Sorry guys…. You need to change this term to HANDIT signs. Whether you put one in the front yard of a vacant house and the owner calls or you recieve a call from a prospective buyer, the sign was responsible…. by hitting it with a few taps to plant it in the yard, just by sitting there the sign provided the lead. After all, didn’t it just happen to HAND IT to you?
Another good way is to go to a foreclosure auction and get a list of the bidders, or to do the same thing at a tax auction. Both of those work great too. Thanks so much!

By marketing a property that you do not own, or by marketing a property where you do not have an agency relationship with the owner to allow for marketing, you are participating in the unlawful practice of misrepresentation. If you are lucky, the worst that happens to you is that the owner calls you and tells you to remove your sign. However, that same owner could decide to contact the authorities instead, which will lead to you being investigated for criminal acts related to fraud. While you won’t end up being convicted of stealing the house, you will go through a lot of aggravation when explaining yourself simply because you became lazy regarding how to generate leads.
Are you willing to track down this owner first and establish a business relationship with him through a wholesale agreement for that property and then place the sign? If not, I don’t agree that you are providing a good tip. Sorry to be such a wet blanket about this.
I utilized bidders’ lists as well. I also network among those who attend the auctions. I also network with contractors, since they often rehab for investors, or invest themselves.
@Mark – thanks for the comment. Bandit signs still work and will always work. Unfortunately people just dismiss them sometimes b/c they consider it “old school’ marketing that must not work.
@Geanie – Thank as well for your comment, and I do agree with you that you should never misrepresent yourself or market a property you don’t own. That is NOT what this tip is telling you to do. By having a sign in the yard of the house you are not representing you own or have an interest in the house. Just like when you put a bandit sign on the street corner next to a house, you are not saying you own that piece of land.
And you do bring up a good point. This is a relationship business. The more you build relationships with other investors, partners, vendors, homeowners, etc… the much better you will do overall and ultimately build a sustainable business.
The tip is more geared to building a cash buyers list, and buying vacant properties is a side benefit that may come from marketing with bandit signs.
At the end of the day investors need to do what they are comfortable with, and of course, never do anything unlawful.
I always recommend you consult with a real estate attorney in your city if you are even unsure about something.
